Property Portfolio Readiness Review
See your schedule the way an underwriter will, before an underwriter does.
Send us the basics about your property portfolio, and your current SOV and loss runs if you have them. A licensed broker will review the data against what sophisticated property underwriting actually requires and send you a preliminary written read. No cost, no obligation, and no broker of record change required.
Reviewed by a licensed broker, not an intake queue. Preliminary findings typically within two business days.
How the Review Works
- Submit the basics. The form below takes a few minutes: renewal date, approximate total insured value, location count, property type, and geography. Attach your SOV and loss runs if they are handy; skip them if not.
- We read it like an underwriter. A licensed broker checks the schedule for missing underwriting fields, valuation questions, concentration and catastrophe considerations, and anything that would slow or stall a submission.
- You get a written read. Typically within two business days: what looks ready, what needs work, and a suggested preparation timeline against your renewal date. What you do with it is up to you.
What the Review Considers
The review works from whatever you provide. More data means a sharper read, but even the basics support a useful first pass.
- SOV completeness. Whether the schedule carries the fields underwriters commonly expect, location by location.
- COPE data quality. Construction, occupancy, protection, and exposure detail, and where the blanks are.
- Valuation signals. Replacement cost figures tested against square footage, age, and construction class.
- Business income methodology. Whether income and rental value figures look built or guessed.
- Loss history. How the loss runs read, and which losses need explanation or closure before marketing.
- Concentration and CAT exposure. Where values cluster and which perils sit on top of the cluster.
- Roof age and updates. Whether roof, electrical, plumbing, and HVAC data is documented or estimated.
- Renewal runway. How much preparation time your renewal date actually leaves, and how to use it.
What this is not
The readiness review is not a quote and does not involve pricing. It does not promise carrier approval, coverage, savings, or capacity, and it does not commit you to marketing the account or changing brokers. It is a data-quality and readiness assessment, delivered in writing, that you can act on with us or without us.

A few minutes of basics. Required fields cover the portfolio's shape; everything else is optional and sharpens the read.

Readiness Review FAQ
What happens after I submit the form?
A licensed broker reviews what you sent the way an underwriter would and returns a preliminary written read, typically within two business days: missing or inconsistent underwriting fields, valuation questions worth resolving, visible concentration or catastrophe considerations, and a suggested renewal preparation timeline. If a conversation would help, we will offer one; there is no obligation either way.
Is the readiness review free, and does it obligate us to anything?
The preliminary review is provided at no cost and with no obligation. It does not require a broker of record change, it does not commit you to marketing the account, and it is not conditioned on moving your insurance program to 4J.
Will we receive a quote or pricing?
No. The readiness review is about data quality and underwriting readiness, not pricing. It does not promise carrier approval, quotes, coverage, savings, or capacity. If you later choose to market the portfolio, the review's findings become the starting point for that separate engagement.
What if we do not have a current SOV or loss runs?
Submit the form without them. Part of the review is telling you what a complete submission would need, and you are entitled to request loss runs from your current carriers at any time. If a statement of values does not exist yet, the review will outline the fields to assemble, and our SOV readiness guide walks through them.
Who sees the files we upload, and are they public?
Uploaded files are used only to perform the review, are not published anywhere on this site, and are not indexed by search engines. If you prefer not to upload files through the form, you can submit the form without attachments and email the documents to intake@4jinsurance.com instead.
4J Insurance Brokerage provides insurance brokerage services, not legal, tax, engineering, appraisal, or lending advice. The readiness review is a preliminary, informational assessment based on the materials provided; it is not a binder, an offer of coverage, or a representation about market outcomes.
